Best Places to Buy Land Near Mount Kenya in 2026: Nyeri and Laikipia Area by Area
Eddy NdumiaHead of Technology & Digital Products, Famyard Enterprises7 min read

"Where is worth buying right now?" is the question Famyard Enterprises hears most from buyers in Nairobi and abroad. There is no single answer, because the right place depends on what the land is for. A teacher planning rental units, a couple planning a retirement home and a diaspora family planning to hold land for their children should not all buy in the same town.
This guide goes through the main land markets around Mount Kenya in Nyeri and Laikipia counties, grouped by what each does best. It gives the distances from each Famyard estate to the services that matter, and ends with the checks that apply wherever you buy.
How to use this guide
Before you shortlist a town, answer three questions:
- When will you build? Within two years, or five years or more from now?
- Will you need to sell quickly? If so, choose an area with many buyers.
- Do you want a smaller plot with services, or more land without them?
Your answers point to one of the groups below.
For a home near town services: Nyeri town and its edges
Nyeri town is the county headquarters, with government offices, Dedan Kimathi University of Technology, the county referral hospital, schools, banks and supermarkets. Land within a short drive of town suits families who want to build a main home and use these services daily.
Famyard estates near Nyeri town:
- Ruring'u: 50x100 plots in an established residential area on the edge of Nyeri town, close to the CBD, hospitals and schools.
- Gitero, Serenity Gardens: 6 km from Nyeri town, 5.9 km from Naivas Supermarket, 8 km from Outspan Hospital. Water, electricity and graded roads in place.
- Tetu Girls Estate: 500 m from Tetu Girls, 3 km from Tetu Sub-County Hospital, 7 km from DeKUT and Nyeri CBD, 10 km from Aberdare National Park.

For trade and rentals: Karatina
Karatina is a market town on the Nairobi to Nanyuki highway, with one of East Africa's largest open-air markets and Karatina University. Its land market runs on daily trade and a steady rental demand from traders, students and civil servants.
- Karatina Township: 100 m from the highway, 500 m from Karatina town centre, 1.2 km from Karatina Primary, 3 km from the railway station.

For holiday homes and resort demand: Chaka and Nyaribo
Chaka sits on the A2 between Kiganjo and Naro Moru, with Chaka Ranch resort, Nyaribo Airstrip and a railway station close by. It has become one of Nyeri County's busiest land markets for holiday homes, retirement homes and short-stay rentals.
- Chaka Ranch Homes: fully serviced quarter-acre plots next to the resort, with free water park access.
- Chaka Lane 15: 50x100 plots 300 m from tarmac, bordering the new Chaka bypass.
- Chaka Ngatha Estate: 50x100 plots about 5 km from Chaka town, with water and 9 m graded roads.
- Plots near Beakin Resort: 1 km from Chaka town centre.
- Nyaribo Airstrip Estate: 350 m from Chaka market, 1.2 km from Chaka Ranch.

For a proven, liquid market: Nanyuki
Nanyuki is the biggest town on this side of the mountain, with the Laikipia Air Base, the British Army Training Unit, a busy airstrip, the Laikipia conservancies, international schools and a growing retail scene. It has the deepest pool of land buyers in the region, which makes resale easier, at a higher price.
- Nanyuki Townview: 900 m from Nanyuki town centre, 1 km from the government hospital, 3 km from the airstrip.

For views and lower entry cost: Naro Moru and Lusoi
Naro Moru, between Chaka and Nanyuki, is a small farming town at the start of one of the main climbing routes up Mount Kenya. Lusoi lies in Kieni West, in farming and ranching country between Mweiga and Naro Moru. Both offer mountain views and more space for the money.
- Naru Moru Gardens: 2 km from Naro Moru town, 15 km from the Mount Kenya National Park gate.
- Lusoi Gardens: 50x100 (eighth-acre) plots on volcanic soils, about 14 km from Chaka and 16 km from Naro Moru by road.

For more land and longer holding: the Nyeri to Nyahururu road and Kieni
West of Nyeri town, the road to Nyahururu passes Mweiga and Wiyumiririe. North of Chaka, the highway passes Karicheni in Kieni East. These areas have more farmland, lower prices and quieter settings. They suit buyers who can wait for growth from the larger towns to reach them, and those who want to farm.
- Mweiga, Kanyagia: at Kanyagia, about 8 km north of Mweiga town and 19 km from DeKUT, near the Aberdare slopes.
- Wiyumiririe: 200 m from the main highway, 500 m from Wiyumiririe town. Famyard has an office here.
- Karicheni, Kieni: 5 km past Chaka on the highway, 2 km from Kieni Technical and Vocational College.
- Ngobit, Laikipia East: 500 m from Ngobit Police Station, in Laikipia ranch country.

What drives land values around Mount Kenya
Roads
The A2 highway from Nairobi through Karatina, Chaka and Naro Moru to Nanyuki, and the Nyeri to Nyahururu road through Mweiga and Wiyumiririe, carry most of the region's growth. Land near these roads is easier to reach, service and sell. Read how roads are raising land values in the Mount Kenya region.
Towns with real economies
Karatina's market, Nyeri's county offices and universities, and Nanyuki's military, tourism and schools create jobs and housing demand that do not depend on speculation.
Tourism
Mount Kenya, the Aberdares, the Laikipia conservancies and resorts such as Chaka Ranch bring visitors, some of whom become buyers.
People moving out of Nairobi
More families, retirees and remote workers are choosing cooler, quieter towns with good services. Our 2026 outlook for Nyeri and Laikipia looks at this trend.
Checks that apply everywhere
- Run an official title search on Ardhisasa before paying anything. See how to verify a title deed.
- Make sure the plot has its own title, not a share in a mother title. See what "ready title deed" really means.
- Visit the plot or get a live video call walking the boundary and beacons.
- Check the road and water in the rainy season, not only in photos.
- Budget for stamp duty (4% in municipalities and gazetted towns, 2% elsewhere), legal fees and Land Control Board consent. See our stamp duty guide.
- Use your own advocate if you are unsure. See what an advocate does in a land transaction.
- Know the red flags. Read land buying scams in Kenya.
Frequently asked questions
Where is the best place to buy land near Mount Kenya?
It depends on your goal. Nanyuki and Karatina suit rentals and fast resale. Chaka suits holiday and retirement homes. Gitero and Tetu suit family homes near Nyeri town. Mweiga, Wiyumiririe and Karicheni offer the most land for the money for longer holding.
Is Nyeri or Laikipia better for land investment?
Nyeri County has more towns and services spread across a smaller area and generally more rainfall. Laikipia has Nanyuki's strong market and larger, quieter parcels in ranch country. Many buyers end up on the Nyeri side of the boundary within easy reach of Nanyuki.
Which Mount Kenya towns have plots with ready title deeds?
Famyard has plots with ready title deeds in Karatina, Chaka, Nyaribo, Gitero, Tetu, Kagundu-ini, Mweiga, Wiyumiririe, Karicheni, Lusoi, Naro Moru, Nanyuki, Ruring'u and Ngobit. Run your own search before you pay.
Should I buy one plot in a strong area or several cheaper ones?
One plot in a proven area carries less uncertainty and is easier to sell. Several plots in quieter areas spread risk and lower the average cost but take longer to grow. Your budget and timeline decide.
Can I buy land near Mount Kenya from abroad?
Yes. Read our guides on buying land remotely and using a power of attorney.
