Plots for Sale in Chaka, Nyeri: Why Land Near Chaka Ranch Is in Demand

A few years ago Chaka was a market centre that most travellers passed on the way to Nanyuki. Today it is one of the most searched land markets in Nyeri County, and plots near Chaka Ranch are among the fastest-selling listings Famyard Enterprises handles.

The change did not come from one announcement. Several things lined up: a resort that draws visitors all year, a highway that makes the area easy to reach, an airstrip and a railway station nearby, and serviced, gated estates that let buyers build without starting from scratch.

This guide explains what drives demand for plots for sale in Chaka, compares the estates on offer, and lists the checks every buyer should make before paying.

Where Chaka is

Chaka is in Kieni East, Nyeri County, on the A2 Nairobi to Nanyuki highway between Kiganjo and Naro Moru. Mount Kenya rises to the east and the Aberdares to the west. The altitude keeps the climate cool, and the area is mostly farmland, with wheat, potatoes, dairy and horticulture.

Chaka's position on the highway puts Nyeri town, Karatina and Nanyuki all within easy reach. Nyaribo Airstrip and the Chaka railway station on the Nairobi to Nanyuki line are close to the town.

What changed in Chaka

Chaka Ranch became a destination

Chaka Ranch is a resort with accommodation, outdoor activities and a water park. It draws families, schools, corporate groups and weekend visitors from Nairobi and across central Kenya. A busy resort brings road upgrades, power and water investment, small businesses and jobs. It also brings visitors who see the area for the first time and come back as land buyers.

The highway and the bypass

The A2 makes Chaka a straight drive from Nairobi. Within the area, the new Chaka bypass has opened up land that was previously a slow drive from the highway. Plots near good roads are easier to reach, easier to service and easier to sell.

Serviced, gated estates arrived

Older land sales in Chaka were mostly raw farmland subdivisions. Buyers had to arrange water, power and roads themselves. Gated estates with water, power, graded or paved roads and ready title deeds have made Chaka practical for buyers who want to build soon or who live far away.

Early buyers talked

People who bought before these changes told friends and family. That brought a second wave of buyers, many of them cautious first-time buyers and Kenyans abroad.

Famyard Enterprises sells land in five estates in and around Chaka. Each has a different setting and a different buyer in mind.

Chaka Ranch Homes

Chaka Ranch Homes is the premium option. The estate is a master-planned gated community next to the resort, with fully serviced quarter-acre plots. Owners get free access to the resort's water park, and four house designs are available for buyers who want a ready plan. Some buyers build holiday homes they rent out to resort visitors when they are not using them.

Chaka Lane 15

Chaka Lane 15 offers 50x100 ft plots 300 m from the tarmac and 3 km from Chaka town. The estate borders the new Chaka bypass, which matters for future access and value.

Chaka Ngatha Estate

About 5 km from Chaka town and close to Chaka Ranch, Ngatha has water installed and 9-metre graded roads. Its 50x100 ft plots suit first-time buyers and those who want a home or rental units.

Plots near Beakin Resort and Nyaribo Airstrip

These two estates are closest to Chaka town itself. The Beakin plots are 1 km from the town centre. The Nyaribo plots are 350 m from the Chaka town market, 1 km from Chaka Secondary and Graceland Secondary, and 1.8 km from the railway station. Both suit buyers who want daily services within walking distance. Read more in our Nyaribo Airstrip area guide.

Who is buying in Chaka

Most Chaka buyers we see fall into these groups:

  1. Holiday and weekend home buyers from Nairobi who want cool air, space and a resort nearby.
  2. Retirees who want a quiet home with Nyeri and Nanyuki hospitals within reach.
  3. Kenyans abroad buying a serviced plot with a title they can check from overseas.
  4. Short-stay investors who build cottages for resort visitors and travellers on the highway.
  5. Families from Nyeri and Kieni buying close to home.

What to check before buying land in Chaka

1. How close the plot really is

"Near Chaka Ranch" is used loosely in some listings. Check the actual distance and the route by road, not a straight line on a map.

2. The road in the rainy season

Unpaved roads around Chaka can turn to mud during the long rains. Ask whether the estate road is paved, graded or murram, and visit or ask for a video taken in the rain.

3. Serviced or raw

Confirm water, power and roads are in place on the ground, not just promised. Our serviced vs unserviced plots guide explains what each costs you later.

4. Title status

Get a copy of the title and run an official search on Ardhisasa. Make sure the plot has its own title number, not just a share in a larger parcel. Our guides on verifying a title deed and spotting a fake title explain how.

5. Estate rules and charges

Gated estates have rules about building, fencing, animals and short-stay rentals, and some have service charges. Read them before you buy.

6. Consent and stamp duty

Most land around Chaka is agricultural, so the transfer needs Land Control Board consent, applied for within six months of the sale agreement. Stamp duty is 2% of value outside municipalities and 4% inside them. Confirm which rate applies. See our Land Control Board guide.

The Chaka launch

In September 2026 Famyard launched new plots in Chaka with a land blessing ceremony, a tree planting drive and financing support from NCBA and Family Bank. Read the coverage: the Chaka launch and NCBA and Family Bank back the launch.
