Plots for Sale in Gitero, Wiyumiririe and Lusoi: A Buyer's Guide to Countryside Land

Not every buyer wants a busy town. Many want a plot in the countryside with fresh air, room for a garden and a quiet road, but with a town, a hospital and a school close enough for daily life. Gitero, Wiyumiririe and Lusoi all offer that, in three different directions from Nyeri town.

This guide compares the three areas, shows what Famyard's estates in each look like, and lists the checks to make before you buy.

How to choose between them

Ask yourself:

  1. Will you live there full time soon? Gitero, because Nyeri town's services are close.
  2. Is budget the main limit? Wiyumiririe usually gives the most for the money with a highway close by.
  3. Do you want views and land to farm? Lusoi.
  4. Will you visit often from Nairobi? Gitero is the shortest drive. Lusoi and Wiyumiririe are further out, and a car makes life easier in both.

What to check in countryside areas

The title

Countryside land has more history behind it than town plots: family land, inheritance, subdivision. Run an official search on Ardhisasa and check for cautions or a pending succession. See our guides on title deed verification and land succession and inheritance.

Land Control Board consent

Agricultural land needs Land Control Board consent within six months of the sale agreement. See our Land Control Board guide.

Water and power on the ground

Confirm where the nearest water point and power line are, not just that they are "available". See serviced vs unserviced plots.

Road access in the rain

Murram roads in rural Nyeri and Laikipia can be hard going in the long rains. Visit or ask for a recent video.

Boundaries and beacons

Ask the surveyor to show you the beacons on the ground. Read how land surveying and beaconing works.

Stamp duty

Rural land usually attracts 2% stamp duty, land in municipalities and gazetted towns 4%. See our stamp duty guide.

What countryside living is like

Buyers moving from Nairobi or abroad often ask what daily life is like away from a big town. In all three areas it looks broadly similar:

  • Shopping: small shops and markets nearby for daily needs, with a bigger shop once a week in Nyeri town, Chaka or Naro Moru.
  • Transport: matatus and boda bodas on the main roads. A car makes life much easier, especially in Lusoi.
  • Schools: primary schools are close in all three areas. Secondary and private schools are mostly in or near the bigger towns.
  • Health: dispensaries and clinics nearby, with hospitals in Nyeri town, Nanyuki or Nyahururu for anything serious.
  • Internet: mobile data covers most of the area. If you plan to work from home, check the signal for your network on the plot itself.

Building in the countryside

A countryside plot gives room for a garden, fruit trees, a few animals and later extensions. To make the most of it:

  1. Plan the whole plot before you build. Place the house, septic tank, water tank, garden and any future rental unit so they do not get in each other's way.
  2. Get approvals. Building plans are approved by the county planning department. See our guide to building permits and approvals.
  3. Plan for water. Add tanks and roof gutters even if you have a mains connection.
  4. Consider solar. It is a cheap backup and protects you from outages. See off-grid living on your plot.
  5. Fence early. A fence and a gate protect an empty plot while you save to build. See how to fence and secure an undeveloped plot.
  6. Budget realistically. Our construction budget guide explains how to estimate costs.

Questions to ask on the site visit

  1. Can I see the beacons for this plot?
  2. Where is the nearest water point and power line?
  3. What is the road like in the rainy season?
  4. Is the title for this specific plot ready, and can I have a copy for my own search?
  5. Are there estate rules on fencing, building or animals?
  6. How long does transfer take after full payment?

Our site visit guide explains what happens on a Famyard visit and how to prepare.
