Plots for Sale in Laikipia: Ngobit, Laikipia East and Ranch Country

Laikipia is known for its wide plains, big ranches and conservancies, with Mount Kenya on one side and the Aberdares on the other. For land buyers it offers two very different markets: Nanyuki, the county's busiest town, and quieter areas such as Ngobit in Laikipia East, where land is cheaper and plots are larger.

This guide explains where to look for plots for sale in Laikipia, what Famyard's estates there offer, and the extra checks Laikipia land needs.

Laikipia in brief

Laikipia County lies north and west of Mount Kenya. Nanyuki is its largest town, and Nyahururu sits on its south-western edge. Much of the county was once large colonial-era ranches. Many have since been subdivided and sold to individuals, companies and land-buying groups, while others remain working ranches or conservancies such as Ol Pejeta.

The climate is cooler and drier than most of Nyeri. Farming ranges from wheat and horticulture to livestock, and tourism is a major part of the economy.

Where to buy in Laikipia

Nanyuki: the proven market

Nanyuki has the military bases, the airstrip, the conservancies, international schools and a growing retail scene. Land there costs more but has the most buyers. Famyard's option:

  • Nanyuki Townview: about 900 m from Nanyuki town centre and 3 km from the airstrip.

Read our Nanyuki and Naro Moru guide.

Ngobit: quiet land in Laikipia East

Ngobit is a small centre in Laikipia East, in farming and ranching country. Land here suits buyers who want space and quiet at a lower cost and are willing to hold for longer.

The Ngobit plots are 50x100 ft plots near Ngobit Police Station, with water, electricity and graded roads in place and ready title deeds.

Landmark Distance
Ngobit Police Station 500 m
Local markets 1 km
Healthcare facilities 5 km
Educational institutions 10 km
Major hotels and lodging 10 km
Nanyuki Airstrip 40 km

Being close to the police station is a real advantage in a rural area. See current listings on plots for sale in Ngobit.

Wiyumiririe

Famyard's Wiyumiririe estate, on the road toward Nyahururu, is also in Laikipia. It is covered in our Gitero, Wiyumiririe and Lusoi guide.

Why buyers choose Laikipia

  1. Space. Plots are larger and the setting less crowded than in Nyeri's busier areas.
  2. Price. Outside Nanyuki, land generally costs less than in Nyeri's highway towns.
  3. Scenery and wildlife. Plains, ranches and conservancies, with Mount Kenya in view.
  4. Nanyuki nearby. Schools, hospitals, shopping and flights are within reach of much of Laikipia East.
  5. Tourism. Lodges, safaris and the mountain bring visitors and jobs.

The extra checks Laikipia land needs

Laikipia land deserves more checking than most. The history of ranch subdivisions means some parcels have passed through companies and land-buying groups, and records are not always clean.

1. Title search and history

Run an official search on Ardhisasa. For land that came from a subdivided ranch or a land-buying company, ask for the history: the mother title, the subdivision and how the seller came to own the plot. See our title deed verification guide and how to spot a fake title deed.

2. Share certificates are not titles

Some land-buying companies still sell plots backed by share certificates or allotment letters. These are not titles. Buy only land with its own registered title, or get clear written terms for when the title will be issued. Read what "ready title deed" really means.

3. Disputes and caveats

Ask the land registry and the local chief about any disputes, and check the search for cautions. See resolving land disputes and caveats.

4. Water

Laikipia is drier than Nyeri. Confirm where the water comes from and whether it runs all year. Budget for rainwater tanks or a borehole if needed. See our guide on solar, boreholes and septic systems.

5. Freehold or leasehold

Some land, especially around towns, is leasehold. Check the remaining lease and the annual land rent. See freehold vs leasehold.

6. Land Control Board consent and stamp duty

Agricultural land needs Land Control Board consent within six months of the sale agreement. Stamp duty is 2% of value outside municipalities and gazetted towns, 4% inside. See our stamp duty guide.

Nyeri or Laikipia?

If you want more towns, more rainfall and shorter drives, look at Nyeri County: Karatina, Chaka, Gitero, Mweiga. If you want more space, Nanyuki's market, or ranch-country quiet, look at Laikipia. Many buyers settle on areas just on the Nyeri side of the boundary, such as Naro Moru, that keep Nanyuki within reach. Read the best places to buy land near Mount Kenya.

What buyers do with Laikipia land

  • A home near Nanyuki. Families working in Nanyuki or at the bases buy close to town for schools and services.
  • A holiday or retirement home. Space, quiet and views draw buyers from Nairobi and abroad.
  • Long-term holding. Buyers outside Nanyuki often buy at a lower entry point and wait for roads and services to reach the area.
  • Farming and livestock. Larger parcels suit dairy, poultry, irrigated horticulture or grazing, where water allows. See our agribusiness guide.
  • Tourism. Some owners near conservancies or the mountain build cottages for visitors. Check zoning and any estate rules first.

Building in Laikipia

  1. Plan around water. Put in tanks and roof gutters from the start. In drier parts, a borehole shared with neighbours may be worth it.
  2. Get approvals. Building plans are approved by Laikipia County's planning department. See our guide to building permits and approvals.
  3. Use solar. Sunny days make solar a good backup or main supply. See off-grid living on your plot.
  4. Fence well. In ranch country, fencing keeps livestock and wildlife off your plot. See how to fence and secure an undeveloped plot.
  5. Budget realistically. See our construction budget guide.

Questions to ask on the site visit

  4. What is the road like in the rainy season?
  5. Is the title for this specific plot ready, and can I have a copy for my own search?
  6. Are there estate rules on fencing, building or animals?
  7. How long does transfer take after full payment?

Our site visit guide explains what happens on a Famyard visit and how to prepare.
