Plots for Sale near Nyaribo Airstrip, Chaka: A Buyer's Guide
Eddy NdumiaHead of Technology & Digital Products, Famyard Enterprises7 min read

Most people who search for land around Chaka are thinking about Chaka Ranch, the highway or the cool Mount Kenya climate. Fewer know that one of Nyeri County's airstrips sits on the edge of the same town. Nyaribo Airstrip is a short walk from Chaka market, and the land around it has become one of the quieter but steadier land markets in Kieni East.
This guide covers where the airstrip area is, what the airstrip means for buyers, the plots Famyard Enterprises has on offer there, and the checks to make before you pay.
Where Nyaribo Airstrip is
Nyaribo is on the Chaka side of Nyeri County, in Kieni East, just off the Nairobi to Nanyuki highway (A2). The airstrip sits between Chaka town and Kiganjo, with Mount Kenya to the east and the Aberdares to the west.
Famyard's Nyaribo Airstrip Estate is close to Chaka town itself:
| Landmark | Distance |
|---|---|
| Chaka town market | About 350 m |
| Chaka Secondary School | About 1 km |
| Graceland Secondary School | About 1 km |
| Chaka Ranch | About 1.2 km |
| Nyaribo Airstrip | About 1.5 km |
| Chaka railway station | About 1.8 km |
| Dedan Kimathi University of Technology | About 5 km by road |
Nyeri town, Karatina and Nanyuki are all reachable on the A2, and Nairobi is roughly two and a half to three hours by road depending on traffic.
What the airstrip means for the area
Nyaribo Airstrip has been rehabilitated, including a VIP lounge, and there are plans for scheduled flights between Nairobi and Nyeri. If those flights run regularly, Nyeri would be under an hour from Nairobi by air, which matters for tourism, business visitors and people who live in Nairobi but own homes up country.
It is worth being clear about what an airstrip does and does not do for land:
- It brings people. Visitors to Chaka Ranch, Aberdare and Mount Kenya lodges, and business travellers all add to demand for rentals, shops and services near the airstrip.
- It signals investment. Public money spent on an airstrip usually comes with better roads and services around it.
- It does not make every plot an airport plot. Most buyers here are building homes, not hangars. The value comes from being close to a growing town with good links, not from the runway itself.
Buy for the town and the access. Treat scheduled flights as a possible bonus, not the reason the numbers work.
Chaka town next door
Because the estate is only about 350 m from Chaka market, daily life here is town life, not countryside life. Chaka has shops, a market, banks and agents, churches, schools and transport on the highway. Chaka Ranch adds a hotel, restaurant and activities that draw weekend visitors all year.
That closeness is the main difference between this estate and Famyard's other Chaka listings. Chaka Ranch Homes offers quarter-acre plots next to the resort. The Chaka Lane 15 and Ngatha estates and the plots near Beakin Resort are 50x100 ft plots around the town. Our Chaka guide compares all of them.
The plots on offer
The Nyaribo Airstrip Estate has 50x100 ft plots (an eighth of an acre each) with ready title deeds. Prices are shared on request, since they change with plot position and payment plan.
A 50x100 ft plot fits:
- a family home of three or four bedrooms with a garden;
- a holiday or retirement home within reach of Nyeri town;
- a small block of rental units, subject to county approval;
- or a long-term hold while Chaka keeps growing.
Who the Nyaribo area suits
Families who want town access. Schools, the market and the railway station are all within 2 km, and DeKUT and Nyeri's hospitals are a short drive.
Buyers who plan to rent. Students and staff at Dedan Kimathi University, workers in Chaka and visitors to the area all need housing. A small rental block close to town is easier to let than a house deep in the farms.
Nairobi and diaspora buyers. Good road access now and a possible air link later make the area easy to visit and manage from far away. Our guide to buying land remotely covers how to do that safely.
Patient investors. Land close to a town centre on a busy highway tends to hold its value, and an airstrip next door adds another reason for growth.
Farming and the land around Chaka
The farms around Chaka grow wheat, potatoes, vegetables and fodder, and dairy is common. On a 50x100 ft plot most owners keep a kitchen garden: kale, spinach, onions, a few fruit trees. The cool climate suits vegetables well, and rain falls in two seasons, from March to May and from October to December.
If you want to farm at scale, a single eighth-acre plot is small. Some buyers take two or more adjoining plots for a bigger garden or a few dairy cows. Check the estate rules on animals first.
How buying with Famyard works
The steps are the same for every Famyard estate:
- Site visit. You see the estate and your chosen plot, with the beacons pointed out on the ground.
- Offer and agreement. You choose a plot and sign a sale agreement that sets out the price, the payment plan and the timelines.
- Payment. You pay in full or in instalments, depending on the plan you agree. Always pay to the company's official accounts and get a receipt.
- Transfer. Once payment is complete, the transfer is processed, including Land Control Board consent where needed.
- Title. The title is registered in your name and handed over.
Ask for each step in writing and keep copies of everything. Our first plot guide covers the full process in more detail.
What to check before buying
The title
Ask for a copy of the title for the exact plot you are buying, then run your own official search at the lands registry or on Ardhisasa. The search confirms the registered owner and shows any charges, cautions or restrictions. Our title deed verification guide walks through each step.
Land near an airstrip
Land next to an airstrip can carry height limits on buildings, set by the Kenya Civil Aviation Authority. For a normal house this rarely matters, but if you plan anything tall, such as a storey building or a mast, ask the county planning office before you buy.
Land Control Board consent
Most transfers of agricultural land need consent from the local Land Control Board. A genuine seller will handle the application. Read our guide to Land Control Board consent to know what to expect.
Boundaries and beacons
Ask to see the beacons on the ground and compare them with the survey map. If you are unsure, hire your own licensed surveyor to confirm them.
Stamp duty
Budget for stamp duty when the title moves into your name. The rate depends on whether the land is in a municipality or a rural area. Our stamp duty guide explains how it is worked out.
Building on your plot
Before you build, get your plans approved by Nyeri County. You will need drawings from a qualified architect, structural designs for anything beyond a simple bungalow, and the county fees. Our guide to building permits and approvals lists the steps, and from plot to house helps you plan the cost.
Most Chaka builders use machine-cut stone, which is widely available in the region. Ask nearby owners which local builders they used. In a small town, a builder's record is easy to check.
