Plots for Sale in Nanyuki and Naro Moru: The Mount Kenya Land Market Explained
Eddy NdumiaHead of Technology & Digital Products, Famyard Enterprises7 min read

Ask a Nairobi buyer to name a town on Mount Kenya and most will say Nanyuki. Ask why they want land there and the answers are usually loose: the town is growing, the weather is good, the mountain is right there. All true, but none of it tells you whether a particular plot is worth buying.
This guide explains what actually supports land demand in Nanyuki and in Naro Moru, 20 to 30 minutes down the highway. It covers how the two towns compare for homes, rentals and long-term holding, what serviced plots in each look like, and the checks to make before you pay.
Nanyuki: a town with several engines
Nanyuki is the largest town in Laikipia County, sitting on the A2 Nairobi to Nanyuki highway just north of the equator, on the western foot of Mount Kenya. Its economy has several parts that do not depend on each other.
The military and its suppliers
The Laikipia Air Base and the British Army Training Unit Kenya (BATUK) are both based around Nanyuki. They bring staff, contractors and suppliers who need housing, shops, transport and services all year.
Tourism and conservation
Nanyuki is the gateway to the Laikipia conservancies, including Ol Pejeta, and to the Sirimon and Burguret routes up Mount Kenya. Hotels, lodges, tour companies and restaurants employ people in town and attract visitors who sometimes return as buyers.
Schools, hospitals and retail
International and national schools, Nanyuki Teaching and Referral Hospital, Cedar Mall and the supermarkets and banks around the town centre serve families from across Laikipia and northern Nyeri. Families who move for these services need homes.
Flights
Nanyuki's airstrip has scheduled flights to Nairobi and to safari destinations further north, which makes the town practical for people who split time between Nanyuki and Nairobi.
Because no single industry carries the town, Nanyuki's land market does not rise or fall with one sector. That is the main reason it has the deepest pool of buyers on this side of the mountain, and the main reason plots in Nanyuki cost more than land a short drive away.
Naro Moru: quieter, cheaper, closer to the mountain
Naro Moru sits on the same highway between Chaka and Nanyuki, in Nyeri County. It is a small town best known as the start of the Naro Moru route up Mount Kenya and for the river that gives it its name.
Naro Moru's land is mostly agricultural, with wheat, potatoes, vegetables and dairy on the plains and the forest above. Buyers here usually want:
- views of the mountain and a cooler highland climate
- Nanyuki's schools, shops and airstrip within reach, without Nanyuki prices
- more land for the money, for a home, a holiday house or small-scale farming
- a quiet place to retire
Spelling varies. The town is officially Naro Moru, while many listings, including ours, use Naru Moru or Naromoru. They are the same place.
Nanyuki and Naro Moru compared
| Nanyuki | Naro Moru | |
|---|---|---|
| County | Laikipia | Nyeri |
| Character | Busy town, military, tourism, schools | Small town, farming, mountain climbing |
| Buyer pool | Large and mixed: locals, Nairobi, diaspora, foreigners | Smaller: locals, Nairobi, retirees |
| Resale | Faster, more buyers | Slower, fewer buyers |
| Rental demand | Strong year round | Limited outside the town centre |
| Entry cost | Higher | Lower |
| Best for | Homes near services, rentals, quick resale | Holiday homes, retirement, longer holding |
Neither is better in every way. They are different bets. In Nanyuki you pay for a large, proven market now. In Naro Moru you pay less and wait for growth along the highway to reach you.

What links the two towns
The A2 highway
Both towns are on the Nairobi to Nanyuki highway, which also passes Karatina, Kiganjo and Chaka. Land close to this road is easier to reach, easier to service and easier to sell. Our guide on how roads raise land values around Mount Kenya explains why.
The mountain
Mount Kenya gives both towns their climate, their views and much of their tourism. Land with a clear view of the peaks is consistently the first to sell in our estates.
A mixed buyer pool
Local farmers, Nairobi professionals, Kenyans abroad and retirees all buy here. More kinds of buyers means more people to sell to later.
Who should buy where
Buy in Nanyuki if you want to live there within a few years, you plan rental units, your children will go to school in town, or you may need to sell within five years.
Buy in Naro Moru if you want more land and views, you are building a holiday or retirement home, you plan to farm, or you are happy to hold for longer.
Consider Chaka as well if you want the same highland setting with a resort next door. Read our Chaka guide.
What to check before you buy in Nanyuki or Naro Moru
1. The title and the history behind it
Much of Laikipia was once large ranches, later subdivided and sold. Some parcels have been through several owners, companies or land-buying groups. Run an official search on Ardhisasa, ask for the green card or abstract of title where relevant, and check the history, not just the current owner. Our title deed verification guide explains how.
2. Freehold or leasehold
Some land in and around Nanyuki town is leasehold. Check the term left on the lease and the annual land rent. Read our freehold vs leasehold guide.
3. Water
Laikipia is drier than the Nyeri side of the mountain. Ask where the water comes from (county supply, a community project or a borehole), whether it runs all year, and what a connection costs.
4. Riparian land and wayleaves
Plots near the Naro Moru, Nanyuki or Burguret rivers can include riparian reserve that you cannot build on. Power lines and pipelines create wayleaves. See our guide to riparian land and wayleaves.
5. Land Control Board consent and stamp duty
Agricultural land needs Land Control Board consent within six months of the sale agreement. Stamp duty is 4% of value inside municipalities and gazetted towns and 2% outside. Confirm which applies to your plot before you budget. See our stamp duty guide.
6. Servicing you can see
Listings in both towns range from fully serviced to raw land described optimistically. Ask to see water and power at or near the plot, and drive the access road yourself.
Frequently asked questions
Are there plots for sale in Nanyuki with title deeds?
Yes. Famyard's Townview Estate in Ntukuruma, about 900 m from Nanyuki town centre, has 50x100 ft plots with ready title deeds. Run your own official search before paying.
Is Naro Moru in Nyeri or Laikipia?
Naro Moru is in Nyeri County. Nanyuki is in Laikipia County. The county boundary lies between the two towns.
Is Naro Moru land a good investment?
It can be for buyers who want space, views and a lower entry point and who can hold for several years. Resale is slower than in Nanyuki, so it is less suited to buyers who may need to sell quickly.
Which is better for rental income, Nanyuki or Naro Moru?
Nanyuki, by a wide margin. Its military, tourism, school and hospital workforce creates year-round rental demand. Naro Moru's rental market is small outside the town centre.
How far is Naro Moru from Nanyuki?
About 20 to 30 minutes by road on the A2, depending on where in each town you start.
Can I buy land in Laikipia from abroad?
Yes. Famyard works with buyers in the UK, the US, the Gulf and elsewhere through video tours, Kenyan advocates and powers of attorney. Read how to buy land in Kenya remotely without getting scammed.
