Plots for Sale in Mweiga and Tetu: Land Along the Nyeri to Nyahururu Road
Eddy NdumiaHead of Technology & Digital Products, Famyard Enterprises7 min read

Most buyers looking at Nyeri County start with the towns on the Nairobi to Nanyuki highway: Karatina, Chaka, Naro Moru. Fewer look west of Nyeri town, along the road toward Nyahururu and the slopes of the Aberdares. That is where Mweiga, Kanyagia and Tetu sit, and it is one of the better places in the county to get more land for the money without moving far from services.
This guide explains what the area offers, who it suits, what serviced plots there look like, and what to check before you buy.
Where Mweiga, Kanyagia and Tetu are
Tetu lies just west of Nyeri town, between the town and the Aberdare forest. It is a farming area of tea, coffee, dairy and food crops, with schools and small market centres along its roads.
Mweiga is further north, on the road from Nyeri toward Nyahururu, in Kieni West. It is a small town on the edge of the Aberdares, close to the Aberdare Country Club and Solio, with an airstrip and fertile farmland around it. Kanyagia is a farming area about 8 km north of Mweiga town.
Both are close enough to Nyeri town for daily trips to work, school, hospital and shops.
Why buyers are looking west of Nyeri town
Nyeri town is close
Nyeri is the county headquarters, with Dedan Kimathi University of Technology (DeKUT), the Nyeri County Referral Hospital, Outspan Hospital, government offices, banks and supermarkets. Land a short drive away lets a family use all of that without paying town prices for the plot.
The land works
The soils on this side of Nyeri are fertile and the area gets good rainfall. Buyers who want a kitchen garden, fruit trees, dairy cows or a small commercial farm alongside their home find it easier here than in the drier parts of Laikipia. Read our guide to agribusiness on your plot.
The Aberdares are next door
Aberdare National Park, its forest and its waterfalls are a short drive away, along with hotels such as the Aberdare Country Club and Outspan. That gives the area a quiet, green setting that appeals to retirees and to families building a second home.
More land for the money
Compared with Nyeri town's edges or the busier highway towns, plots here generally cost less for the same size, and larger parcels are easier to find.

Who this area suits
- Families who work in Nyeri town and want a bigger plot within commuting distance.
- Lecturers, staff and students' families linked to DeKUT and the other colleges in Nyeri.
- Retirees who want a quiet, green setting near the Aberdares with hospitals in reach.
- Buyers who want to farm alongside their home.
- Long-term holders who expect Nyeri town's growth to keep spreading west and north.
It is less suited to buyers who want short-stay rental income from tourists (Chaka and Nanyuki are stronger for that) or who need to resell within a year or two.
What to check before you buy
Title and history
Run an official search on Ardhisasa for the plot's title number. Confirm the registered owner, the size and any charges or cautions. See our title deed verification guide.
Land Control Board consent
Most land here is agricultural, so the transfer needs Land Control Board consent. The application must be made within six months of the sale agreement. See our Land Control Board guide.
Rivers, forest and wayleaves
Many streams run down from the Aberdares through Tetu and Mweiga. Land along a river includes riparian reserve that cannot be built on, and land near the forest boundary has its own rules. Read buying land near a river or forest reserve.
Roads in the rain
This side of Nyeri gets a lot of rain. Ask whether the access road is murram, graded or tarmac, and how it holds up in April and November.
Stamp duty
Land outside municipalities and gazetted towns attracts 2% stamp duty; inside them, 4%. Confirm which applies to your plot. See our stamp duty guide.
Living in Mweiga or Tetu day to day
Daily life on this side of Nyeri revolves around the small market centres and Nyeri town. Mweiga town has shops, a market, churches, schools and transport to Nyeri and Nyahururu. Tetu's centres serve the farms around them with shops, schools and health facilities, and Nyeri town is a short ride away for anything bigger.
For families, the main draw is schooling. Tetu has well-established public schools, including Tetu Girls next to Famyard's estate, and Nyeri town has some of the best-known schools in central Kenya. For older buyers, the draw is health care: Tetu Sub-County Hospital, Outspan Hospital, Nyeri County Referral Hospital and private hospitals in town are all within reach.
The climate is cool and wet compared with much of Kenya. Mornings near the Aberdares can be cold, so buyers planning a house should think about facing it to the sun, a fireplace or heating, and good drainage around the foundation.
Building on a plot here
Most buyers in Mweiga and Tetu build a family home first and add rental units or a farm later. Plan for these:
- Approvals. Building plans are approved by Nyeri County's planning department. Larger developments can also need an environmental assessment. Our guide to building permits and approvals covers the steps.
- Materials and labour. Stone, timber and labour are available locally, and Nyeri town has hardware suppliers, so there is no need to bring materials from Nairobi.
- Water storage. Even with a mains connection, a storage tank and gutters for rainwater make sense in an area with this much rain.
- Budget. Our realistic construction budget guide explains how to estimate costs before you start.
