Plots for Sale in Lusoi, Kieni West: Lusoi Gardens Buyer's Guide
Eddy NdumiaHead of Technology & Digital Products, Famyard Enterprises8 min read

Lusoi is not a town most people know, and that is part of its appeal. It is open farming and ranching country in Kieni West, Nyeri County, between Mweiga and Naro Moru, with Mount Kenya on one side and the Aberdares on the other. The soils are volcanic and rich, the air is cool, and the land is still priced for people who want space.
This guide explains where Lusoi is, what Famyard's Lusoi Gardens estate offers, who it suits, and the checks to make before buying.
Where Lusoi is
Lusoi lies in Kieni West, in the plains between the Aberdares and Mount Kenya. The nearest towns are Mweiga, Naro Moru and Chaka, with Nyeri town further south. These are road distances from the estate's map pin:
| Landmark | Distance by road |
|---|---|
| Lusoi Ranch Resort | About 13 km |
| Chaka town | About 14 km |
| Naro Moru town | About 16 km |
| Mweiga town | About 20 km |
| Dedan Kimathi University of Technology | About 21 km |
| Nyeri town centre | About 27 km |
These distances make Lusoi a countryside location. You will want a car, or at least a reliable motorbike, for daily life here. In return you get space, quiet and views that are hard to find closer to town.
What Lusoi is like
The land around Lusoi is used for farming and ranching: wheat, potatoes, vegetables, fodder, dairy and beef. Ranches and lodges in the area attract visitors who come for the views, the wildlife and the cool climate, and Lusoi Ranch Resort is one of them.
The landscape is open, with long views of Mount Kenya on clear mornings and the Aberdares to the west. Nights are cold for much of the year. Rain falls in two seasons, and the soils hold water well.
Lusoi Gardens
Famyard's Lusoi Gardens is a residential estate with 50x100 ft plots (an eighth of an acre) and ready title deeds. Prices are shared on request.
The main selling points are:
- Volcanic soils that suit a home with a productive garden, fruit trees or small-scale farming.
- Views of Mount Kenya and the Aberdares.
- Space and quiet away from busy towns.
- Access to three towns, with Chaka, Naro Moru and Mweiga each within about 20 km.
Who Lusoi suits
Buyers who want to farm a little. If you want a home with a big garden, fruit trees, chickens or a dairy cow, the soils here give you a good start. Two or more adjoining plots give you more room.
Retirees and people who want quiet. Lusoi is a calm place to settle, especially for people who grew up on farms and want that life again.
Holiday home buyers. The views and climate make it a good spot for a weekend or holiday house, with Naro Moru town about 16 km away.
Long-term investors. Countryside land near growing towns like Chaka and Naro Moru tends to rise in value as the towns spread. Lusoi is a patient investment, not a quick one.
If you need daily access to town for work or school, Lusoi will feel far. Our guides to Chaka and Mweiga, Kanyagia and Tetu cover options closer to town.
Living on a countryside plot
Life in Lusoi is farm life. Groceries and supplies come from the nearest town, so most people do one bigger shop a week. Schools and clinics are in the towns around, and the bigger hospitals are in Nyeri.
Plan for:
- Water storage. Harvest rainwater into tanks from day one. Ask about piped water and borehole options for your plot on the site visit.
- Power. Ask how far the nearest power line is. If it is far, solar is a practical option. Our off-grid living guide covers solar, boreholes and septic systems.
- Transport. Murram roads are fine most of the year but can be hard in heavy rain. A car with good clearance helps.
Farming on your plot
An eighth of an acre is enough for a serious kitchen garden. The common choices around Kieni are kale, cabbages, spinach, onions, carrots, potatoes and peas, with fruit trees such as avocado, plums and tree tomato along the fence. Fodder for a dairy cow is common on bigger holdings.
Before you plant anything big, check the estate rules on animals and structures, and ask neighbours what grows well in their soil. Local farmers are the best advisers.
How Lusoi compares with other Kieni options
Kieni, the northern part of Nyeri County, has several areas where Famyard has estates. They differ mainly in how close they are to a town.
| Lusoi | Chaka | Mweiga, Kanyagia | Karicheni | |
|---|---|---|---|---|
| Sub-county | Kieni West | Kieni East | Kieni West | Kieni East |
| Setting | Open farm and ranch country | Busy highway town | Farmland north of Mweiga | On the highway, 5 km past Chaka |
| Plot size | 50x100 ft | 50x100 ft and 100x100 ft | 50x100 ft | 50x100 ft |
| Best for | Farming, views, quiet | Homes, rentals, town life | Homes near Mweiga | Serviced plots near Chaka |
Chaka is the most active of these markets, with the resort, the highway, the railway station and Nyaribo Airstrip close together. Lusoi is the most rural, with the most space and the best views. Mweiga, Kanyagia sits between the two.
If you are not sure which suits you, visit two areas on the same day. Seeing a busy town plot and a quiet countryside plot side by side usually makes the choice clear. Our guide to Kieni, Karicheni and Kiawara covers more of the area.
A day trip to Lusoi
Because Lusoi is far from town, it helps to plan the visit as a full day. A useful order is to start in Nyeri or Mweiga in the morning, drive to the estate, walk the plot with the beacons in view, and then drive back through Naro Moru or Chaka. That way you see the road conditions, the distance to shops and the towns you would use every week.
Things worth doing on the day:
- Time the drive from the estate to the nearest town you would shop in. A distance in kilometres says less than the minutes it takes on a murram road.
- Check the phone signal and mobile data. If you plan to work from home, this matters more than the view.
- Talk to a neighbour about water, power, the roads in the rains and the cold at night.
- Look at the horizon. Note where Mount Kenya and the Aberdares sit, and which way you would want the house to face.
Seeing the layout before you go
Lusoi does not have a 3D estate map yet. More of our estates are being added to 3D as their survey plans come in, so check the Lusoi Gardens page from time to time. Until then, ask us for the survey plan and a video walk-through of the plot you are considering.
Estates that already have a 3D map are on the properties page. The maps are drawn from survey plans and coloured by status: green for available, amber for reserved and grey for sold. Tapping a plot shows its number and status, which is a good way to see what a map of an estate looks like before you decide.
Buying Lusoi land from abroad
A countryside location suits people who live abroad and plan to build later, or to retire here. You do not have to travel to start. We can walk the plot with you on a video call, and a relative can take the free site visit on your behalf. Our diaspora page covers signing from abroad and power of attorney.
You can also pay in Bitcoin or USDT if that is easier than a bank transfer. The price is agreed in Kenya shillings and converted at payment, and your receipt and sale agreement are in shillings. The title process does not change. Details are in our guide to buying land in Kenya with Bitcoin or USDT.
What to check before buying
The title
Ask for a copy of the title for your exact plot and run your own official search at the lands registry or on Ardhisasa. Our title deed verification guide explains how.
Land Control Board consent
Lusoi is agricultural land, so the transfer will almost certainly need Land Control Board consent.
Water and power at the plot
Ask exactly where water and power are available relative to your plot, and the cost of connection or alternatives.
Road access in the rain
Visit in the rainy season if you can, or ask neighbours how the roads hold up from March to May and October to December.
Beacons
Walk the boundary with the beacons in view, and compare it with the survey map.
Stamp duty
Budget for stamp duty at transfer.
Building in Lusoi
Plans go to Nyeri County for approval. You will need architect's drawings, and structural designs for anything beyond a simple bungalow. Our building permits guide and construction budget guide help you plan.
Build for the cold: good windows, a fireplace or efficient stove, and a roof that handles heavy rain. Place the house to catch the morning sun and the mountain views.
